Clopay uses a few different bottom seal profiles across their residential line, and the wrong one will not seat properly in the retainer, the aluminum track that holds the seal to the door. Gallery and Premium series doors built after 2010 typically take a 3-3/4-inch T-style or bulb seal on standard 1-3/8 to 2-inch thick sections. Earlier Intrepid and Value series doors often use a 4-inch U-shaped seal, and if you have a Clopay door from the Copper Top or Reserve lines, you may be looking at a double-contact dual flap profile that is specific to those models.

The fastest way to identify what you need is to look at the retainer itself. On most Clopay doors, the retainer is a metal channel bolted to the bottom panel. Pull the old seal out a few inches and measure across the widest point. A T-style seal measures wide at the top with a hollow bulb below; a U-style is just a squared channel. We carry OEM Clopay seals and a quality aftermarket equivalent, and when the OEM part is backordered we will tell you that before you pay. In most cases, the aftermarket version from a supplier like Action Industries matches spec and holds up, sometimes longer than the original because the rubber compound is newer. One thing that trips up Irvine owners: the bottom seal on a Clopay door does not interchange with Amarr or Wayne Dalton profiles, even when the doors look identical from the street. The retainer channel dimensions are different. If you replaced the door yourself or inherited a mixed setup from a previous owner, checking the retainer is the first step before buying anything.

• Daylight under the door. The seal has compressed or cracked to the point that it no longer touches the slab. In Irvine’s summer heat, rubber compounds harden and lose their rebound, so a seal that looked fine in March can be gapped by August.
• Water or debris at the threshold. When rain comes through, water pools at the bottom corners and carries silt and small leaves with it. The seal’s job is to shed water away from the slab, not absorb it. A split in the bulb means water gets in no matter how the door sits.
• Visible cracking, tearing, or flattening. Rubber exposed to high UV and dry air degrades from the outside in. You’ll see hairline cracks first on the corners where the seal bends ninety degrees into the track, then splits that run the full length.
• Drafts and temperature shift inside the garage. If you have a finished garage or store anything temperature-sensitive, a failing seal lets hot air in and conditioned air out. Irvine’s inland neighborhoods like Woodbury and Great Park feel this more than the coastal side, but the difference is measurable either way.
• The door sits uneven at the close. A seal that has torn or detached from the retainer on one side will let the door settle lower on that side. If you hear the opener reverse unexpectedly, the force sensor may be detecting the seal binding at the slab.

Replacing a Clopay bottom seal is one of the safer garage door tasks, and we’ll be honest about that. The seal itself is not under spring tension. You can slide the old one out of the retainer, clean the channel with a rag, slide the new one in, and be done in about half an hour if you have the right profile and the retainer is not damaged. You can compress the door slightly by hand to get the seal started.

Where it goes wrong: buying the wrong profile, cutting the seal too short at the corners, or failing to trim it evenly so the door lines back up flat. We also see owners install a new seal over a bent retainer, which just puts the new rubber out of alignment from day one. And keep your hands clear of the cables and springs while you work at the bottom of the door. The springs hold a lot of tension overhead, and a compromised cable under that load is dangerous.
