The torsion spring measured 0.25-inch wire diameter and showed a clean break at the coil, which is the failure mode we see most often on Irvine homes built in the late 1990s and early 2000s. We quoted a flat price for a matched pair of replacement springs before touching anything, per Clause 1 of The Haven Standard. The photo record shows the broken spring on the shaft, then the new pair installed with the door cycling under load. Total time on site was about 90 minutes, and the written price did not change once.

A vehicle bump can damage more than the panel. The lower section was caved in, and the track bracket behind it had shifted, which meant the door was binding on the right side every time it traveled. We measured the existing door, matched the panel profile and color from Clopay, and replaced the bracket before reinstalling the section. The customer received photos of the bent bracket and crushed panel before we ordered anything, then a final set showing the seam alignment and a door that ran quiet on both rails.

Opener Logic Board and Limit Switch in Turtle Rock

The opener would run for two seconds and stop. We traced it to a failed logic board, the component that tells the motor when to start and stop, and the limit switch that sets how far the door travels. On a LiftMaster opener from 2011, that combination usually means replacing the board rather than chasing the switch alone. We quoted the board, installed it, and reset the travel limits so the door opens fully without slamming at the top of the track. The before photo shows the old board with visible heat damage at the relay; the after shows the new board mounted and the door resting correctly at both stops.

When a cable slips off the drum, the door hangs uneven and the remaining cable takes all the load, which is exactly how a door gets pulled into the track and locked in place. We found the left cable wrapped around the drum and the right cable carrying tension it was never rated for. This is one of those repairs where we tell people plainly: do not try to pull the door down by hand with the spring still wound. We released tension safely, replaced both cables, and reset the drum alignment so the door lifted level again. The after set shows both cables seated in the grooves with even tension.

The door sounded like a shopping cart with a bad wheel, which is the noise a steel roller makes after the bearing dries out and the roller face gets pitted. We pulled the old rollers and found flat spots on three of them. We replaced all ten rollers with nylon units, cleaned the track of old grease and debris, and applied a proper door lubricant, not the WD-40 everyone has on the shelf. The before photo shows the wear on the roller face; the after shows the new rollers in place and the track clean. This is the quietest dollar-for-dollar change you can make on a door that still works.

Weather Seal and Bottom Retainer in Oak Creek

A broken bottom seal lets dust, water, and the occasional spider move in under the door, and in Irvine the summer heat bakes that rubber until it splits. We removed the old retainer, which had a bent edge from a prior hit, and installed a new aluminum retainer with a fresh rubber seal. The after photo shows a clean line along the concrete with no daylight under the door. It is a small job, but it changes what gets inside, and it is the kind of thing we document just as carefully as a spring.
